Beach House — Ōhope Beach, Bay of Plenty

Type New Build
Location Ōhope Beach, Bay of Plenty
Partner Shape Homes
Status Under Construction

A large-scale architectural beachfront home at Ōhope Beach — the first project we've had the opportunity to deliver alongside Stephen from Shape Homes. At close to 390m² across two levels, this is a serious build in every sense of the word.

The Build

Designed to maximise the coastal outlook while functioning as a modern family home, the Bryant Beach House features custom structural steel portals, large open-plan living spaces, extensive glazing, multiple outdoor entertaining areas, alfresco zones, a lift, and detailed architectural finishes throughout. The brief was clear: luxurious, functional, and built for the environment it sits in.

The site presents its own set of demands. Located in a very high wind zone, the structural requirements are uncompromising. Complex steel portals, large spans, custom roof framing, and multiple level changes have required a high level of planning and coordination across every stage of the build. Framing has now been completed and the structure is prepared for roof installation.

As with many architectural projects of this scale, the plans have required ongoing resolution — incomplete details, conflicting information, and compliance questions that needed to be worked through carefully without losing momentum on site. Close collaboration with the designer, engineers, and council has been essential to keeping the build moving and ensuring everything is constructed to a compliant standard.

Where It Stands

Framing complete. Roof installation next. The bones of something exceptional are already visible on site.

This is the type of project Flow Construction is built for — technically demanding, architecturally ambitious, and requiring the kind of communication and problem-solving that separates a capable building company from the rest.
