Lakefront Extension & Renovation
A modest brick lake house on the shores of Lake Rotorua, completely transformed into a modern lakefront home built for entertaining, relaxing, and making the most of one of the best locations in the region.
Working alongside Classic Builders, we took on a full extension and renovation that redefined how the home connected to its surroundings. The scope was significant — and the outcome matched it.
The Work
We added a spacious master wing to the main dwelling, complete with ensuite and walk-in wardrobe — a private retreat that sits separately from the main living areas.
The standout addition is the two-storey boat shed, architecturally connected to the main home. The upper level features soaring raking ceilings, a second bedroom, ensuite, and floor-to-ceiling windows that frame uninterrupted views across the lake. It's a space that feels genuinely considered — luxurious without being excessive.
To accommodate both new structures, we demolished and fully rebuilt the original roof. That gave us the opportunity to frame out for a large bifold door opening, connecting the main living area directly to the deck and the lake beyond. When those doors are open, the boundary between inside and outside disappears entirely.
The Result
Lakeside builds carry their own set of challenges — weather exposure, tight site access, and logistics that don't always cooperate. This project had all of them. Despite that, it was completed to a high standard and handed over on schedule, before Christmas.
What was once a classic but unremarkable lake house is now a considered architectural home that makes full use of its setting.
