A two-storey architectural home on a sloped site in Rotorua — complex in engineering, uncompromising in finish.

Working in close coordination with Classic Builders, led by Ethan H., this was one of the most technically demanding residential projects we've delivered. The site presented challenges from day one. Solid planning, a strong team, and disciplined execution turned them into a result worth talking about.

The Build

The structure was anchored by a full block foundation, with heavy steel portals and beams installed to carry a timber midfloor system. That tied into a concrete slab on the upper level — a rock-solid platform for over 300 square metres of framing across two floors.

The upper level was designed for modern family living at scale. Three oversized bedrooms, each with its own ensuite and walk-in wardrobe. A media room, home office, and a large open-plan kitchen, dining, and living area. A designer scullery sits tucked behind the kitchen — keeping things functional without compromising the aesthetic. Bifold doors open onto a kwila wrap-around deck with a patio soffit, exposed feature posts, and sweeping views across the subdivision.

Downstairs: a triple garage, a generous laundry, and a fourth bedroom with ensuite and walk-in wardrobe — a well-considered zone for guests or extended family that functions independently from the rest of the home.

The Result

A hillside build of this scale and complexity tests every part of a building company. The engineering demands, the site logistics, the coordination across trades — none of it leaves room for shortcuts. This project is a strong example of what Flow Construction is built for: technically difficult work, delivered to a high standard, with a finish that reflects the effort behind it.
