Residential Development — Rotorua
A large-scale iwi housing development in Rotorua — 60 homes delivered over approximately nine months. Flow Construction joined the programme midway through, brought in by Classic Builders to take on a demanding portion of the build under a tight schedule.
The Work
Our scope covered four two-storey homes, completed within a 2–3 month window. With multiple trades running simultaneously across a live development site and deadlines that didn't move, this project required sharp coordination, clear communication, and a build process that could perform under real pressure.
A significant part of the challenge was working through poorly detailed plans and navigating compliance issues within the constraints of an active programme. Rather than letting those issues slow things down, we worked closely with the designer and council to resolve them efficiently — finding compliant solutions without compromising the schedule or the standard of the homes.
The Result
Manawa Gardens was a formative project for Flow Construction. It sharpened our build systems, tested our site management processes, and reinforced what we already believed — that planning, adaptability, and clear communication aren't optional on a complex project. They're what the outcome depends on.
The four homes were delivered on time and to standard. More importantly, the way we work today reflects a lot of what this project taught us.
